Wrap, paper or paint?
Three ways to put an image on a wall, and each one wins somewhere. Here is how adhesive wall film, pasted wallcovering and a painted mural compare on durability, removal, install time, fire rating and cleaning.
Definitions
Three methods, one wall
A wall wrap is printed on adhesive-backed film and pressed onto the wall in panels. No paste, no water, no brushes.
Printed wallpaper, also called wallcovering, is printed on paper, fabric-backed vinyl or PVC-free media and hung with wallcovering paste over a primer, like traditional wallpaper.
A painted mural is painted by hand on site by an artist or sign painter. Plain paint is the baseline that all three replace or sit on.

When to choose each
Match the method to how long the design should last, how the wall is built and how much the space gets touched.

Choose a wall wrap when
You want photo-quality brand graphics, a fast install, or the option to change the wall later. It suits leased offices, rotating campaigns, events and walls with smooth, cured paint. Textured film extends it to brick and block.

Choose printed wallpaper when
The design will stay for years, the wall takes heavy traffic, or the surface has flaws a primer can bridge. For corridors and hospitality, ask for a Type II or Type III commercial wallcovering with a Class A rating.

Choose a painted mural when
You want one-of-a-kind, hand-made art, the wall is heavily textured masonry, and the piece is meant to stay permanently in a space you own.

Choose plain paint when
You need a clean field of color and nothing more. Paint is also the base layer for any future wrap: if graphics may follow, pick a semi-gloss or gloss sheen, which Avery recommends for wall film.
Cost over time
Do the cycle math before you compare prices
Day-one price and ten-year cost can rank the options differently. The difference comes from how many times you will redo the wall.
Count the refresh cycles. Divide the years you plan to keep the space by the life of the finish, then round up. Over 10 years, a finish that lasts 5 years needs 2 installs, and one that lasts 2 years needs 5.
Rounding up matters. A 6-year finish over a 10-year plan still needs 2 installs, the same as a 5-year finish. Then add removal between cycles, upkeep, and any days the space is closed for the work.

Spec language
Type II wallcovering, explained
Commercial vinyl wallcovering is graded by weight and by how many scrub and wash cycles it survives, under the Wallcovering Association's WA-101 standard. Type I is light duty, Type II medium duty and Type III heavy duty.
Fire rating is a separate test. WA-101 sets ASTM E84 Class A apart from the Type, so a Type II product still needs its own Class A result. NFPA 286 is an alternative path for some wallcoverings.
Printed wallpaper can qualify. HP says its PVC-free Durable Smooth Wall Paper meets Type II under ASTM F793 when printed full coverage with specified HP Latex inks. It is 17 mil thick, weighs 290 g/m², rates ASTM E84 Class A and carries UL GREENGUARD Gold. It is hung with paste and is not self-adhesive.

Code check
Which fire class does your wall need?
The 2021 Seattle Building Code, chapter 8, sorts interior finishes by ASTM E84 results. Class A is flame spread 0 to 25, Class B is 26 to 75 and Class C is 76 to 200, each with smoke developed of 0 to 450. The class you need depends on the occupancy group, where the wall is (exit enclosure, corridor or room) and whether the building has sprinklers. Ask your building owner or SDCI before you choose, and ask the maker whether a film's rating covers the laminated build.

Frequently asked questions
Is a wall wrap cheaper than wallpaper?
It depends on the wall, the media and the install. As a rule of thumb, printed wallcovering runs a little higher because it adds paste and specialist hanging. Ardor quotes each wall after a free on-site measure.
Which lasts longer, a wall wrap or wallpaper?
Commercial wallcovering is built for long-term, high-traffic walls; Type II is rated for 300 scrub cycles under WA-101. Wall films publish shorter ratings, such as up to 3 years printed indoors for Avery MPI 2610 and 2611. Choose by how long the design should stay.
Which is easier to remove?
A removable wall wrap peels off without water or steam, though paint can lift on weak walls. Pasted wallpaper needs dry-stripping or steaming and leaves paste behind (rule of thumb). A painted mural gets painted over.
Which works best on a textured wall?
A painted mural tolerates texture best. Film made for texture, like 3M IJ8624, goes on brick and block with heat. Heavy drywall texture is hard for both film and wallpaper without a skim coat.
Which option is best for indoor air quality?
Look for GREENGUARD Gold on the full build. HP states its Latex inks and PVC-free wall paper carry it, and 3M states it for Envision 48C film. Low-VOC paint helps indoor air but can make later film harder to stick.
Can a wall wrap go over a painted mural?
Only if the mural paint is fully cured and passes an adhesion test. Avery and Mactac warn against flat and matte paints, so find out what the mural was painted with.
Do all three need a fire rating?
Interior finish rules apply to the finished wall, whatever it is. Film and wallcovering usually publish ASTM E84 results, while paint usually takes the rating of the surface under it (rule of thumb). Confirm the required class with your building owner or SDCI.
